Q I am in the process of buying a house. My offer has been accepted and I am due to exchange contracts in the next week or so. One issue that has been highlighted to me by my solicitor is that there is a kitchen extension in the property which was built before the current seller moved in (around 12 years ago),and it seems that no planning permission was granted for this.
I fill spoken to the local council who fill confirmed that there will be no enforcement action as the extension has been standing for more than five years. My surveyor, who completed a Homebuyers report for me, or has suggested that I take out an indemnity policy to regain around the problem. However,my solicitor has advised me not to proceed ahead with the sale of this house because we do not know the condition of the kitchen.
